Del Mar is located west of the I-5, boasting the beautiful beaches (Torrey Pines, Del Mar Beach) and the exotic, sophisticated shopping strips along the 101 Highway. There are many custom houses that form the median price of $2.5 mil. This area belongs to award-winning schools: Del Mar School Union, Solana Beach School Union, Carmel Valley Middle, Earl Warren Middle, Torrey Pines High, Canyon Crest Academy. Also, it is very close to one of PGA golf course, Torrey Pines Golf course.

Rancho Santa Fe is the wealthiest area in San Diego that sets back from public access while Del Mar or La Jolla is more open to the public. The lot size of houses in this area is usually very large (1 acre to several acres), and many houses even have horse stables and a farm area. The median price is about $3.2 mil, and the residents tend to send their children to private schools.

Scripps Ranch is very similar to Carmel Valley in terms of population, demographic, schools, and other
conveniences, but it is located inland, making its price less expensive than the coastal area. The median housing price forms $930,000. It has easy access to the I-15, and the area has been developed under well-organized planning from the 1990s. It also has an excellent school district (Dingeman, Jerabek, EB Scripps Elementary, Thurgood Marshall Middle, and Scripps Ranch High).

La Jolla is one of the wealthiest areas in San Diego, and it boasts very sophisticated restaurants, shopping strips, La Jolla Shore Beach, and La Jolla Cove that attract tourist traffic. Every single home is very stylish and unique, and it forms the median price of $2.25 mil. La Jolla also has award winning schools, especially La Jolla Elementary school that boasts a 982 API score out of 1000 full score! The residents tend to send their children to private schools from middle school.

Carmel Valley is one of the highly sought after areas from the mid-upper class of San Diego residents because of its distinguishing public school system from elementary to high school. It is also attractive because of its location near beaches, shopping malls, and freeways, but still forms a less expensive housing price (median price $1.4mil) than Del Mar or La Jolla.

Rancho Penasquitos consists of relatively older houses, which range from the 1970s to the 1990s compared to other north county areas. New development has begun in the Camino Del Sur area since the early 2000s. This area is anchored by excellent public schools (Deer Canyon, Adobe Bluff, Sundance Elementary, Mesa Verde Middle, Black Mountain Middle, and West View High). It has easy access to the I-56 and the I-15. The median price is $720,000.

Rancho Bernardo consists of East Rancho Bernardo (92128) and West Rancho Bernardo (92127), centered by the I-15 Highway. East RB area was developed around the Carmel Mountain golf courses in the 1990s. It has most of the condo/town homes in North County. The median housing price is about $640,000, which is the least expensive in the north county area. On the other hand, West RB (92127) consists of some old houses (Westwood neighbor) and new development areas (4S Ranch, Del Sur), which raises the median housing price up to $1.5 mil. The schools belong to the award-winning Poway School District and have easy access to the I-15 and the I-56.
